MOLE : Episode Two

Mole is fed up with life underground and has decided to buy a first floor flat with a view (plus a pair of sunglasses). Richard Sedgley & Co have given a free written conveyancing cost quotation and given information on mortgage products currently available. The flat is leasehold and carries with it the benefit of a share in a tenants company which owns the freehold. Richard Sedgley & Co will advise Mole on the terms of the lease, shared maintenance costs and all other relevant aspects of the purchase of a legal nature. Because the purchase is to be in Mole's sole name but he wishes Porky to live with him, the mortgage lender will make it a condition that Porky signs a form so that the lender's rights take precedence over any rights Porky may have or acquire in the flat. Porky will be required to see an independent Solicitor for this purpose. Mole is pleased to know that Richard Sedgley & Co will guide him through the transaction and looks forward to becoming the first member of the Mole family (Talpa Europaea) to own a property.
